Since the groundbreaking ceremony on October 21, 2025, Europe's largest AI campus has been taking shape in the Steinäcker district of Heilbronn. This article provides the current construction status as of April 2026, names the companies involved, and shows where you can follow the progress with your own eyes. Current Construction Status (April 2026)
The first construction phase (BA 1.1) has been running since late October 2025. During the first six months, the focus was on earthworks for the Mobility Hub – the first building rising at the western campus entrance. According to IPAI, around 180,000 m³ of earth is being moved for the Mobility Hub excavation. By the completion of the first phase at the end of 2027, a total of approximately 350,000 m³ of earth mass will be excavated and relocated.
In parallel, the new construction site access road was completed – running along the route of the future cable car from the central train station to the campus. The Heilbronner Stimme flew a drone over the site in March 2026; the 360-degree video flight over the IPAI construction site and the future cable car route is currently the best visual documentation.

Live View of the Construction Site: Where to See the Progress
A publicly accessible live webcam of the IPAI construction site does not yet exist as of April 2026. However, there is an official alternative that actually provides much more context:
1. IPAI LIVING ROOM (Visitor Center)
The IPAI LIVING ROOM at Im Zukunftspark 11/13 in Heilbronn is the project's official visitor center. Over more than 1,000 m², the planning and construction progress is displayed live – including through the interactive 'IPAI Future Home', which evolves with every construction phase.
- Opening hours: Monday to Friday, 8 a.m. to 5 p.m.
- Guided tours: Tuesday and Thursday, 10 a.m. and 2 p.m.

2. Drone Video Flights by Heilbronner Stimme

The Developers: Who Is Building the IPAI?
The IPAI is a public-private project with a clear division of roles:
Developer and Initiator: The Dieter Schwarz Foundation is the initiator and main financier, contributing own funds of up to 50 million euros. The majority of total financing comes from private sources.
Public Funding: The state of Baden-Württemberg contributes up to 50 million euros in public funding. In March 2026, another five million euros were added for the chip ecosystem around the imec research center.
Architecture: Rotterdam-based firm MVRDV designed the masterplan – a circular, car-free layout with Living Labs and bioclimatic facades.
General Contractor for BA 1.1: The first construction phase is being delivered turnkey by STRABAG subsidiary ZÜBLIN together with ROM Technik. According to the STRABAG press release, the contract covers the Mobility Hub, the Reallabor in timber-hybrid construction, a sustainable high-rise with integrated photovoltaics, a utilities tunnel, and a cooling tower. The timber construction for the Reallabor is handled by the specialist unit ZÜBLIN Timber.

The Anchor Tenants: Who Is Moving In in 2027?
Since its founding in 2022, the IPAI network has grown to more than 100 partners and members. For construction and project teams, the key question is which companies will actually occupy space. The most important anchor tenants and project partners at a glance:

Timeline to Opening
The project runs in clearly defined phases:
Phase 1: IPAI SPACES (already active)
The 6,500 m² interim facilities at Zukunftspark have been running since 2024, offering workspaces, labs, and the visitor center. Many partners are already working there until the campus is ready.
Phase 2: Campus New Build BA 1.1 (2025–2027)
Mobility Hub, Reallabor (approx. 10,000 m² timber-hybrid construction), high-rise with PV facade, utilities tunnel, cooling tower. Completion and move-in: end of 2027.
Phase 3: Expansion (from 2028)
Further buildings on the 30-hectare site will follow in stages. Full expansion for over 5,000 workplaces will extend across several years.
Infrastructure Around the Campus
The IPAI will not emerge in isolation. In parallel with campus construction, Heilbronn is expanding transport links:
- Cable car to the central station: The city council approved preliminary planning in April 2025. The route runs from the main station across the Neckar directly to the campus – around four million euros in planning costs, half covered by the state.
- A6 and B27: The campus is just minutes from the Heilbronn/Untereisesheim motorway junction.
- Central Station: Long-distance rail connections to Stuttgart, Würzburg, Frankfurt; ICE stops nearby in Stuttgart.
